Condominium deals turn on documents most buyers never see until late in the process, and most sellers never think to prepare. Here is the honest version, up front, for all three associations.

Figures are drawn from public listing and sale records. Individual results turn on the plan, the view, the level of finish and the state of the association at the moment of sale.

The documents that decide the deal

A buyer's attorney and a lender will ask for all of this, at any of the three. A seller who has it ready shortens the deal by weeks; a seller who does not pays for the delay in negotiating position.

  • Master deed and amendments

Defines the units, the common areas and each home's percentage interest. Everything else sits underneath it.

  • Declaration of trust and bylaws

How the association is governed: trustees, votes, budgets, enforcement.

  • Rules and regulations

The day-to-day layer — pets, parking, pool, decks, exterior changes, leasing.

  • 6(d) certificate

In Massachusetts, the statutory certificate confirming the seller owes the association nothing. No closing happens without it. Rhode Island uses a resale certificate to the same end.

  • Current budget and two years of financials

Where the fee goes, and whether it covers what it is meant to.

  • Reserve study or reserve balance

The single best predictor of whether a special assessment is coming.

  • Master insurance certificate

What the association insures, for how much, with what deductible — and where your own policy has to start.

  • Recent meeting minutes

Where problems appear first, usually a year before they appear in a budget.

Choosing between them

Three associations on one bay, and the differences that actually decide it.

The fee is not the cost

The Landing's fee looks like double Mount Hope's until you notice it includes water and sewer. Put every association on the same basis before comparing, and add the utilities you would pay separately.

Amenities have a bill attached

A ten-thousand-square-foot clubhouse, a gym and tennis courts are wonderful and they are not free. A low fee usually means fewer shared facilities, not better management.

Age matters twice

The age of the buildings drives the capital work ahead. The age restriction, where there is one, drives who can buy from you later.

Reserves, not the monthly number

An association with thin reserves and a roof coming due will collect the difference eventually. The reserve study tells you more about the next five years than the fee does.

Two states, two processes

Tiverton is Rhode Island. Different taxes, different closing practice, a different resale certificate. Budget for a different attorney than you would use in Fall River.

Format before community

A single-level mid-rise condominium and a two-car-garage townhome are different homes even inside the same association. Compare within the format first.
