Mt Hope Bay Condo Associations

700 Shore Drive, Fall River, MA 02721

The Landing at South Park

The largest of the three and the oldest, with the fullest amenity package: a saltwater pool on the water, a clubhouse, a gym and a sauna. Around a hundred and forty homes on Shore Drive, steps from Borden Light Marina.

The community and the marina from the south, Mount Hope Bay opening ahead

The Landing went up in 1987 on the Fall River shoreline at South Park, and it is the most conventional condominium of the three — attached homes in larger buildings rather than a row of separate townhouses. What that buys is scale, and scale is what pays for amenities: a saltwater pool set on the waterfront, a clubhouse, a fitness room and a sauna are all realistic when a hundred and forty homes share the bill.

Interiors run large by local standards, from roughly 1,400 square feet to well over 2,000, and the plans are varied enough that two units in the same building can feel quite different. Open layouts, vaulted ceilings on the upper floors, wood-burning fireplaces, in-unit laundry and decks facing the water are common. Each home has its own garage or covered space.

The buildings have been through a programme of exterior work, completed building by building rather than all at once. That is worth asking about directly: which buildings are finished, what remains, and how it was funded. It is the single most useful question a buyer can put to this association.

The monthly fee is roughly $580 – $870 a month

Observed across public listings and varying widely with the size of the home. The fee here is the highest of the three, and it buys the most — water and sewer are inside it, which is unusual.

What it covers

  • Water and sewer
  • Master insurance on the structures
  • Maintenance of the buildings and common areas
  • Roads, paving and snow removal
  • Grounds and landscaping
  • Trash collection
  • Contribution to reserves

What it does not

  • Gas and electricity as metered
  • Interior maintenance and anything behind your own front door
  • Your own contents and liability insurance (an HO-6 policy)
  • Real estate taxes, billed by the City of Fall River

What is shared

Common property, maintained by the association and paid for out of the monthly fee.

Waterfront saltwater pool

An in-ground saltwater pool set on the water rather than tucked behind the buildings — the best amenity of the three, and the reason many owners chose here.

Clubhouse

A shared indoor room for association business and resident use, booked through management.

Fitness room and sauna

A gym with a sauna beside it, on site. Neither of the other two associations has one.

Garages

A garage or covered space assigned to each home, with additional surface parking.

Decks and water views

Private outdoor space on most homes, with bay and marina views from the units that face west.

Marina at the door

Borden Light Marina is a few steps away — the association does not own it, but it is effectively the community's waterfront.

What ownership involves

The points that come up in nearly every purchase here, said before you have to find them out.

Ask about the exterior programme

Siding and exterior work has been running building by building. Find out which buildings are done, what is left, and whether it was paid from reserves or assessed.

The fee includes water and sewer

That makes the headline number look high next to the other two. Compare like for like: at Mount Hope and the Villages you pay those separately.

A 1987 building has 1987 systems

Some have been fully updated and some have not. Windows, HVAC, and the age of the roof over your particular unit all belong in the inspection.

Reserves matter more here

The oldest association of the three, with the most shared structure to maintain. The reserve study is the document to read first.

Plans vary widely

From under 1,400 to over 2,000 square feet. Square footage, level and outlook drive value here more than in a community built to one pattern.

Pets are allowed, with limits

Permitted subject to the association's restrictions. Read the actual rule rather than a listing line.

The document library

Search, categories and full-text indexing are built and running. Nothing has been published here yet.

Nothing is republished here without the association’s material being provided for that purpose. When documents are added they are indexed and searchable immediately. For an owner, and for any buyer’s attorney or lender, this is the set that matters:

  • Master deed and amendments

Defines the units, the common areas and each home's percentage interest. Everything else sits underneath it.

  • Declaration of trust and bylaws

How the association is governed: trustees, votes, budgets, enforcement.

  • Rules and regulations

The day-to-day layer — pets, parking, pool, decks, exterior changes, leasing.

  • 6(d) certificate

In Massachusetts, the statutory certificate confirming the seller owes the association nothing. No closing happens without it. Rhode Island uses a resale certificate to the same end.

  • Current budget and two years of financials

Where the fee goes, and whether it covers what it is meant to.

  • Reserve study or reserve balance

The single best predictor of whether a special assessment is coming.

  • Master insurance certificate

What the association insures, for how much, with what deductible — and where your own policy has to start.

  • Recent meeting minutes

Where problems appear first, usually a year before they appear in a budget.
