919 Bay Street, Fall River, MA 02724
Mount Hope Condominiums
The smallest and newest: around sixty gated townhouses on the Fall River shore, each with its own front door and garage underneath, and much the lowest monthly fee of the three.
Mount Hope sits on the water at the western edge of Fall River, where Bay Street runs down to the shoreline and the bay opens south toward Bristol and Portsmouth. It is a small community — around sixty homes — built as townhouses rather than as a tower, so every residence has its own front door, its own garage underneath, and in most cases a deck facing the water.
The buildings went up from 2006 onward and were finished in phases, which is why two neighbouring units can carry different construction years on the assessor's card. What they share is the format: two levels above a garage, gas heat, central air, hardwood through the living floor, a fireplace in the main room, and a kitchen built around granite and cherry or a later equivalent.
Several plans are laid out in reverse — bedrooms below, living and dining above — for the straightforward reason that the view is worth the stairs. The gate, the pool, the clubhouse and the grounds are common property, and the fee that carries them is roughly a third of what the Landing charges, because there is a great deal less to carry.

Professionally landscaped common areas with irrigation, paths through the site, and frontage on Mount Hope Bay.
What ownership involves
The points that come up in nearly every purchase here, said before you have to find them out.
Townhouse, not high-rise
You own a two-level home with a garage under it, and you share the grounds, the pool, the clubhouse and the roads. No elevator, no lobby, and the fee reflects that.
The low fee cuts both ways
It is genuinely cheaper to run than the Landing. It also means less is being collected, so the reserve position matters more than the monthly number.
Waterfront means insurance questions
Ask specifically about flood zone designation, the master policy's deductible, and where the association's coverage stops and your HO-6 starts.
Leasing is governed by the documents
Whether, and on what terms, a unit can be rented is set by the master deed, the trust and the rules. Read it before assuming.
Phased construction shows in records
Confirm the year, the square footage and the systems for the specific home rather than for the community as a whole.
Pets are allowed, with limits
Permitted subject to the association's restrictions, especially for large animals or more than one.
What homes here have sold for
Public record for this community. It is context for a conversation, not a valuation of your home.

The other associations
If Mount Hope is not the one, these are the other two on the bay.
Fall River · on the water at South Park
The Landing at South Park
The largest of the three and the oldest, with the fullest amenity package: a saltwater pool on the water, a clubhouse, a gym and a sauna. Around a hundred and forty homes on Shore Drive, steps from Borden Light Marina.
Tiverton · gated, 55 and over
The Villages on Mount Hope Bay
The largest and the most amenity-rich: a gated 55-and-over community of around two hundred and thirty homes on the Rhode Island shore, built around a ten-thousand-square-foot clubhouse, with a pool, tennis and pickleball, and a full year of organised social life.
